Real Estate & Closings

Real Estate & Closings Attorney

Commercial and residential transactions, leasing, 1031 exchanges, lender-document review, and closings — with the continuity of one attorney from contract to close.

Closing this week, or a deal coming apart? Don't wait.

Real estate transactions feel like everything rides on getting them right — and they move fast. If you have a closing in the next few days, a contract deadline bearing down, or a deal that's unraveling, call 713-955-4045. We can usually review a contract or a loan commitment within a day.

One attorney from contract to close

Most Texas real estate deals put two professionals on your side of the table — an attorney, and a separate closing officer at a title company. That works, but it creates handoffs at exactly the moment you need things coordinated.

Prasla Law Firm offers continuity instead. Attorney Zulfiqar N. Prasla represents you through the transaction — contract, due diligence, title and survey review — and is also, exclusively, a Fee Attorney for Fidelity National Title. When your closing is at Fidelity's Sugar Land office, the same attorney who reviewed your contract reviews your closing. You always choose your own title company; the choice is never required. Texas title-insurance premiums are set by state regulation — the same at every agency — so this is about continuity, not cost.

Is this you?

  • You are buying or selling commercial property — office, retail, industrial, mixed-use, or small multifamily
  • You are a residential buyer or seller in a transaction with real complexity
  • You are negotiating a commercial lease, as landlord or tenant
  • You are planning a 1031 exchange and want it structured correctly from the start
  • You received a title commitment and want an attorney to read the exceptions
  • You have a loan commitment and want it reviewed before you sign
  • You are forming an entity to hold real estate

How we help

Buying and selling — letter-of-intent and purchase-contract drafting and negotiation; due diligence on title, survey, environmental, zoning, leases, and financials; coordination through closing.

Commercial leasing — drafting and review for landlords and tenants; net, gross, and triple-net structures; build-out and tenant-improvement terms; amendments, assignments, and subleases.

1031 exchanges — structuring with a qualified intermediary; identification and closing-deadline management; replacement-property due diligence.

Lender-document review — promissory notes, deeds of trust, guaranties, and loan commitments reviewed before you sign, with recourse and default terms explained in plain language.

Title, survey, and entity work — title-commitment review and objection letters; survey analysis; easement and restrictive-covenant review; LLC and series-LLC formation for real estate holdings.

What it costs

Real estate work is typically billed hourly under a written engagement letter; for defined-scope matters — contract review, lender-document review, simple closings, entity formation — we can often quote a flat fee. Title-insurance premiums are set by Texas regulation and are separate from legal fees. Fees are discussed clearly, in writing, before any work begins.
